How to Obtain Your Georgia Real Estate License

If you’re considering a career in real estate, obtaining your Georgia real estate salesperson license is the first step. The process is straightforward, and we’re here to help you get started.

Step 1: Make Sure You Meet the Requirements

To qualify for a Georgia real estate salesperson license, you must:

• Be at least 18 years old
• Be a high school graduate or hold a GED
• Meet one of the education requirements below

Step 2: Complete the Required Education

Applicants must meet one of the following education requirements:

Option 1 (Most Common)

• Successfully complete a 75-hour Salesperson Pre-License Course from a Georgia Real Estate Commission (GREC) approved real estate school.

Option 2

• Successfully complete 10 quarter hours or 6 semester hours of coursework eligible toward a real estate major from an accredited U.S. or Canadian college or university, or complete coursework in real property, agency, or contracts from an accredited U.S. or Canadian law school.

Option 3

• Provide proof of completion of at least 75 hours of Pre-License course work approved by the real estate regulatory agency of another state or province of Canada. You must obtain a letter from that agency that verifies that the course work is approved in that state or province.

Step 3: Obtain a Criminal History Report

Before your license can be issued, you’ll need to provide a Georgia Crime Information Center (GCIC) Criminal History Report.

The report must be no more than 60 days old and must be brought to the PSI testing center (not the Commission) prior to receiving a license.

If the report indicates any crime convictions or sanctions by any licensing or regulatory agency, then the Commission will conduct an investigation and decide whether or not to issue the license.

Step 4: Pass the Georgia Licensing Exam

After completing your education requirements, you’ll be eligible to take the Georgia Real Estate Salesperson Examination administered by PSI.

Once you pass the exam, you have 12 months to apply for your Georgia real estate license; or after twelve months have passed, you must retake the examination.

Step 5: Affiliate with a Georgia Broker

Option 1

• To activate your salesperson license, you must be affiliated with a licensed Georgia real estate broker.

Take time to research brokerages and choose one that aligns with your career goals, training needs, and company culture.

You must choose to join the local board associated with your broker. Local board dues and offerings vary.

Option 2

• You may apply for an inactive license (renewal fees still apply).

Step 6: Apply for Your License

Submit your application, required documentation, and applicable fees.

Once your application is approved, you’ll officially become a licensed Georgia real estate salesperson!

Keep Your License Active

New Georgia salespersons are required to complete a 25-hour Salesperson Post-License Course during their first year of licensure.

Afterward, you’ll complete continuing education requirements of at least thirty-six (36) hours of approved continuing education course work during each four-year renewal period to meet the Continuing Education requirements each renewal cycle to maintain your active license.

Reciprocity / Non-resident Licensure

Georgia offers licensing by reciprocity to licensees from all states.

If you are currently licensed in another state, you may be eligible to obtain a reciprocal license without taking an examination. You must have obtained your license by passing an examination in that state and your license must be currently in good standing (not lapsed or expired)

If you meet these requirements, complete the Real Estate Reciprocal Application.  Be sure to read the instructions carefully and include any required attachments.

There is an exception for licensed Florida residents, who must pass the state portion of the GA exam.

If applying as a Florida resident, the applicant must pass a supplemental exam, which consists of the Georgia portion of the state exam.  To apply for the supplemental exam, the applicant should contact PSI at 800-345-6559.  Details on the examination and process may be found in their Candidate Information Bulletin.
